Sector 16A rent vs buy — what's the real ROI?

₹25k rent versus ₹1.5Cr to buy in 16A — is buying even worth it? From my experience, rental yield seems low. I'm seeing 3% maybe? But resale *could* be good with Film City expansion. I've seen this pattern before. Calculated risk, I guess. What does the community think? Vote buy or rent!
