Budget finalised, loan pre-approved — now stuck on Sector 17. Prices for a 2BHK seem high, are they justified? My parents worry about traffic near Cyber City. Is daily life there manageable or a constant struggle? What's the actual vibe living there, tbh?

It seems like Sector 17 is a mixed bag. Good connectivity for some, but traffic woes for others. High prices, but perceived value due to proximity to Cyber City. Ultimately, it boils down to what your priorities are. If daily commute is paramount, then maybe the premium is justified for some, but if you want more space or a quieter life for your family, then look beyond. OP, what did you finally decide?
Let's be real, Sector 17 has its advantages, but it's definitely not for everyone, especially first-time buyers on a budget. The average price per sqft is hovering around 9,000-11,000 for resale, and new projects are much higher. This is almost on par with parts of Airport Road (Gurgaon side) which has better long-term appreciation potential due to upcoming projects. The 'vibe' in Sector 17 is mostly commercial with pockets of residential, so for a family, it might feel a bit too bustling. Check RERA registered projects thoroughly for any hidden costs.
Okay, so the general consensus is that Sector 17 is pricey and traffic is an issue. What about alternatives then? My budget is similar, around 1-1.2 Cr for a 2BHK. Are there any other areas in Gurugram that offer better value for money and maybe slightly less chaotic daily life?
Badshahpur is a good suggestion. Basai side bhi check kar sakte ho.
Exactly, U5! Don't just stick to the 'prime' areas. I've been tracking prices, and places like Sector 83, 84 offer good value. Thoda commute badhega but you get much better amenities and newer construction. Sector 17 ka rental yield bhi utna attractive nahi hai, unless you're looking at very specific commercial properties.
U5, if you're looking at that budget, you might want to consider areas slightly further out but with upcoming infrastructure. For example, some pockets near Badshahpur or even towards Baharampur Naya side are still relatively affordable. You get bigger units for the same price, and while connectivity might be a bit of a challenge now, future developments could turn things around. But research thoroughly on builders there!
Dekho, my cousin bought a 3BHK in Sector 17 last year, thinking connectivity will make life easy. But the daily commute to his office in Udyog Vihar is still 45 mins on a good day. Plus, the construction quality in some of the older societies is just average for the price they demand. Parents ki traffic wali tension sahi hai, it's a constant struggle, especially during peak hours. Think twice, first-time buyers!
Bhai, you're not alone! I'm also stuck on Sector 17 for a 2BHK and the prices are making my head spin. For what it offers, it really feels like a stretch. Is it just me or do others also feel it's overpriced for a first-time buyer?
Haan yaar, prices are definitely inflated. My agent tried to convince me ki connectivity ka paisa hai, but traffic near Cyber City is a nightmare daily. I'm worried if I invest now, will I even see good appreciation in the next 5-7 years with these current market conditions?
Totally agree with U1! I checked out a few projects there, and for 2BHK, they're quoting upwards of 1.2 Cr, that too for a basic unit. This is without even considering the registry and other charges. It's just too much.
