Sector 17A ke property prices ka ground reality kya hai?

Is Sector 17A ke property prices legit ya bas hype hai? I'm so fed up of renting, landlord ne phir rent badha diya. Finally taking the plunge, but 2BHK ke liye ₹80L-1Cr sun ke darr lag raha hai. Are these prices justified for what you actually get? Matlab, real resident life kaisi hai wahan? I'm thinking about Godrej ya ATS projects, but maintenance charges aur hidden costs ka bahut sunte hain. EMI vs rent calculation mein yeh sab include karna hai, warna budget hil jayega. Koi batao, negotiation room kitna hai? Should I consider Sector 150 instead? Apne actual experiences share karo please.
