Current market conditions in Chandigarh are tricky. Builders are pushing hard to clear inventory. Don't rush into anything. Negotiate maintenance aggressively, it's often overlooked.
I visited a couple of projects in 18D last month. For hospital access, Max Hospital in New Chandigarh is also an option, maybe 25-30 mins. Maintenance charges are usually ₹3-4 per sq ft for decent societies. But some new ones are quoting ₹5+ with all the amenities. Make sure you get a clear breakdown and check their RWA track record. Don't just go by what the sales guy says.

Hospital access is decent, Fortis Mohali is not too far, maybe 15-20 mins. But be very careful about maintenance. Many societies quote low initially then hike it up like anything. Mera friend Manimajra mein fasa hai aise hi.
Which society are you talking about in Manimajra? I'm also looking there. Are the hospitals in Mohali easily accessible from 18D without traffic issues?
