Since January I've been shortlisting flats in Chandigarh, especially Sector 18D. I'm finding some good 2BHK options, around ₹90L. But ek cheez jo mujhe tension de rahi hai, woh hai hidden costs. Registration, stamp duty ke alawa, log bolte hain maintenance charges bohot high hote hain. Aur RWA effective hoti hai ya bas naam ki? Koi bata sakta hai ki Sector 18D mein actual mein kitna extra kharcha aata hai after buying? Builder ke promises aur reality mein kitna fark hota hai?

Yaar, same pinch! Main bhi Sector 18D mein dekh raha hu aur ye hidden costs ka darr mujhe bhi khaaye ja raha hai. Builder bolte kuch hain, paper pe kuch aur hota hai. Especially maintenance charges, I've heard they inflate after a year or two. Is there any way to get a clear breakdown beforehand?
U1, best way is to demand a detailed cost sheet with every single charge broken down. Builders usually give it reluctantly, but you have to insist.
