Sector 18D upgrade: Stamp duty shocker!
Sector 18D – thought I understood the costs, but I was wrong. Upgrading from my 2BHK, I planned for a 3BHK. Reputed Builder quoted ₹1.2 Cr, but the final stamp duty and registration hit me hard, almost ₹9L extra! Didn't expect that much on top of the property price. Anyone else face this shock in Chandigarh? How do you budget for these hidden charges?

Market mein abhi bhi yahi haal hai. Builders are trying to keep the base price competitive, especially with the current interest rates. But the government charges are non-negotiable. For first-time buyers, it's tough because a 10% deviation from your budget can mean a lot. Banks should also consider these costs for loan eligibility.
This is why I always tell people to factor in at least 10-12% extra on top of the property price for all these 'hidden' costs. When I bought my 2BHK in Rasulpur a few years back, the agent said 'all inclusive', but then the stamp duty, registration, legal fees, even the builder's 'convenience fee' for paperwork, it all added up. Ended up paying almost ₹5L extra on a ₹60L flat. It's a shocker if you're not prepared.

₹9L extra for stamp duty on ₹1.2 Cr? That sounds a bit high, even for Chandigarh. Are you sure about the exact percentage? Did your builder not give you a detailed breakup beforehand? Usually, it's around 5-7% depending on gender and location. Maybe check the official rates for Sector 18D again?
Yeah, and don't forget the GST on construction cost if it's an under-construction property. That adds another 5% or 12% depending on property type. Builders often conveniently 'forget' to mention these until the last moment. It's a huge burden for first-time buyers.
Exactly! It's not just stamp duty, it's registration, legal fees, maintenance advance, electricity connection charges... sab add ho jata hai.
Bhai, percentage toh sahi hai. Chandigarh mein stamp duty is 5% for men, 4% for women, plus 1% registration. Then add the 2% for property value above 50L. So for a male buyer, it's 5%+1%+2% = 8%. Plus lawyer fees, mutation charges. 9 lakh on 1.2 crore is 7.5%, which is very much possible. My friend paid similar in Manimajra last year for his 1.1 Cr flat. So, yes, the amount is correct.

Builder ne initial quote mein sab gol-gol bataya, but jab final figures aaye na, mera toh dimaag kharab ho gaya. Property price ke upar ye 7-8% ka extra burden seriously pinch karta hai. Lagta hai banks bhi loan dete waqt sirf property value dekhte hain, in hidden charges ka koi solution nahi dete.
Ye builders ki common trick hai. They quote a lower base price to attract buyers. But with GST, stamp duty, registration, and other charges like IDC/EDC, IFMS, club membership, it easily adds up to 10-12% more. I faced this in Mullanpur too, almost gave up on buying.
