Sector 19 mein resale price kaafi inflated lag raha hai

Sector 19 - prices are sky high, right? I'm looking at a few properties there, mostly older houses and plots. Honestly, the rates they're quoting seem unreal. Like, is it really worth that much? My parents keep saying it's prime location toh rate toh hoga hi, but ab samajh nahi aa raha. I heard the metro connectivity is good, but is that enough to justify these prices? Anyone bought resale property there recently? What was your experience with negotiation? And how's the water situation there really? Municipal water aata hai ki tanker pe depend karna padta hai? Any insights would be super helpful. Hope someone can guide me.
