My loan is almost sanctioned, and I'm seriously considering Sector 19 in Noida. But honestly, I'm getting different stories about the water situation. Some say municipal water is fine, others are talking about borewells and tanker dependency. Which one is it, yaar? My parents keep saying independent houses have water issues. Is that true for Sector 19 bhi? Also, how bad is the waterlogging during monsoon? I heard Sector 19 is a posh area, so I'm expecting better drainage. Not sure if I should believe it. Thinking of visiting during the rains to check it out myself. Change my mind, or confirm my fears? Is it worth buying here?

Good luck with your decision! Buying a house is a big step. Do your research and choose wisely.
So, what did you decide, OP? Did you visit during the rains? What was your experience?
Honestly, Noida Authority needs to address these water issues seriously. It's affecting property values and the quality of life.
Make sure you get everything in writing from the builder regarding water supply guarantees. Don't rely on verbal promises!
Don't forget to check the completion status of the amenities if you're buying in a society. Many builders promise the moon but deliver nothing.
Sector 19 is old Noida, so infrastructure issues are bound to be there. New sectors like 78, 79 are better in terms of infrastructure, but they come with a higher price tag.
I think visiting during the rains is the smartest thing you can do. Seeing is believing!
Yaar, Noida mein water problem toh har jagah hai, thoda bahut. It's just a matter of how well you can manage it.
I'm also looking to invest in Noida. Is Sector 19 still a good option considering the water situation and the rising prices?
Look at Sector 150 for investment. New projects, better planning, and good connectivity. Rates are higher though.
For investment, Sector 19 might be risky due to the water issue. Capital appreciation might be slower compared to sectors with better infrastructure.
If you're looking for rental income, Sector 19 is still decent due to its location. But be prepared to address tenant complaints about water.
My parents live in an independent house in Sector 19. Water is a constant headache. They have a borewell, but it dries up in the summer. They're seriously considering moving to a high-rise apartment for better water management.
Bhai, I had a similar dilemma last year. I chose Sector 44 instead. Slightly further out, but better water supply and drainage. Plus, the prices were a bit more reasonable.
Sector 44 is a good choice. Relatively newer and better planned than Sector 19. Connectivity bhi achi hai.
Haan, Sector 44 is definitely a good alternative. But Sector 19 ka location advantage toh hai hi.
I visited Sector 19 during the monsoon last year. Waterlogging was pretty bad near the market and the main road. Be prepared for that.
Dekho, no area is perfect. Sector 19 has its pros and cons. Location is prime, connectivity is great, but water is a challenge. Weigh your options carefully.
Kya rate chal raha hai Sector 19 mein aajkal? Any idea about resale flats?
Depends on the size and condition, but expect anywhere from 7k to 9k per sqft for resale flats. Negotiate hard!
U14, Which floor are you looking for? I know someone selling a 2BHK on the 3rd floor.
Rates are definitely up due to the new metro extension. Keep that in mind while negotiating.
Bhai, Sector 19 is good for location, but water is a genuine concern. My friend lives there and they rely heavily on tankers in the summer. Waterlogging bhi hoti hai, especially near the metro station.
Loan sanction ho gaya toh ek baar society mein jaake directly pooch lo. Seedha baat karo residents se. Online reviews are often biased.
I've been living in Sector 19 for 5 years. Water supply is inconsistent. We mostly depend on borewell water, which isn't ideal. Waterlogging is manageable but definitely present in some areas during heavy rains. It's not as bad as some other sectors though.
5 years ka experience hai toh batao, is it worth buying there despite the water issues? What are the pros that outweigh the cons?
Agree with U10, block number se pata chalega. Sector 19 is a big sector yaar!
Which block are you in, U9? That makes a big difference. Some blocks are better than others.
Sector 19 mein water supply ka scene mixed hai bhai. Some blocks get decent municipal water, others are heavily dependent on borewells. Independent houses ka toh definitely problem hai, especially during peak summer. Check with residents directly before you finalize.
Waterlogging is a real issue in Sector 19, especially near the main market. Posh area hai, but drainage system itna bhi kamaal nahi hai. Visiting during monsoon is a good idea! Verify everything yourself.
Don't just rely on what people say. Go to the Sector 19 Jal Board office and ask them directly about the water supply schedule and pressure in different blocks. That's what I did before buying in Sector 27.
Haan, Jal Board is the right place. Also, check the residents' welfare association (RWA) website or talk to their members. They'll give you the real picture.
Bilkul sahi kaha. I went to the Jal Board office and they were surprisingly helpful. Got all the details I needed.
Good point! Jal Board se poochhna is the best way to get accurate info. Online toh sab apne hisab se bolte hain.
