Property prices in Sector 19 have gone up almost 20% since last year. Honestly not sure if it's worth it considering the waterlogging during monsoon. Anyone else facing this?

So, is the consensus that the price jump is partly justified due to connectivity and location, but the waterlogging issue and builder credibility need to be carefully considered?
OP, did you end up buying in Sector 19 or decided against it?
Be careful of the stamp duty charges too. They add up quickly!
I'm an NRI and considering investing in Noida. Is it a good time to buy, or should I wait for the market to cool down?
Difficult to say, U6. Market is unpredictable. But long-term, Noida is a good investment. Just be careful about the builder.
U6, rupee is weak right now, so might be a good time to buy from that perspective. But do your due diligence!
Mera bhi same experience tha 2 years ago. Prices were high, but I still bought. Now they're even higher! So, timing is everything.
Don't just look at the price increase. Check the rental yield in Sector 19. If it's good, then it might be worth it.
Has anyone actually bought recently at these new prices? What was your experience?
U13, which project? And what was the price per sqft if you don't mind sharing?
I booked a flat last month. Negotiated a bit, but still paid a premium. Hoping it's worth it in the long run.
Anyone knows the possession status of the new projects near the metro station? That could be a factor driving up prices.
Which project are you talking about specifically? There are a few going on there.
Bhai, most projects are delayed. Don't expect possession on time. That's the reality of Noida.
U20 is right. Builder ne phir se date extend kar diya lol. Standard practice hai yeh.
I think the metro connectivity is a big factor. Sector 19 is well connected now, which makes it attractive.
Overall, I think Sector 19 is a decent place to live, but 20% jump needs serious evaluation. Check all documents, visit the site during monsoon, and negotiate hard!
My friend bought a plot in Sector 150. Paid almost 7k per sqft! Crazy, right? Sector 19 is still relatively cheaper.
Sector 150 is a different ballgame altogether. More modern amenities, newer constructions. But still, 7k is a lot.
Haan, but Sector 150 mein bhi waterlogging hoti hai, especially during heavy rains. So, price doesn't guarantee quality.
U16, true that. Noida mein yahi problem hai. You pay a premium but still face basic issues.
I'm a tenant in Sector 19 and thinking of buying. But the EMI will be almost double my current rent! Scared to take the plunge.
U18, calculate properly. Factor in property taxes, maintenance, etc. It's a big decision.
I bought a 3BHK in Sector 19 three years ago. No waterlogging issues in my block, but the maintenance charges are killing me. Anyone else feel the same?
U8, which society? And what are the maintenance charges? I'm considering a move there.
Maintenance charges are insane everywhere in Noida these days. They keep increasing them without any improvement in services.
U10, exactly! Aur diesel prices badh rahe hain, so expect another hike soon... sigh.
Maybe the price jump is because of the Jewar airport news? Everything around Noida is going up due to that.
Jewar airport is still years away. I think it's more about the overall market sentiment. Rates are going up everywhere, not just Sector 19.
20% jump? Bhai, Sector 19 is good, but 20% in one year seems steep. Waterlogging is a real issue, especially near the Nala. I'd be careful.
Totally agree yaar. I live in Sector 27, and even here, prices are crazy. Speculation ka market hai, I think.
Is this 20% across the board or specific projects? Which builder are we talking about? Important to clarify before we panic.
U3, good point. I saw some inflated numbers online for Supertech Emerald Court resales. Maybe that's skewing the average?
Supertech? Bhai, I wouldn't touch them with a ten-foot pole after what happened in Sector 93A. Supreme Court order and all that…
Haan, U5 is right. Be very careful with Supertech. RERA registration number check karo before investing, just to be safe.
Emerald Court is old news now. The buildings are gone. The question is, are other projects in Sector 19 also seeing such a jump?
