Sector 1B's ROI won't justify its high prices

Spent the whole Sunday checking out options in Sector 1B. Prices are holding strong there, but I'm questioning the real investment potential. For a 3BHK at ₹2 Cr+, is the capital appreciation really going to justify it in 3-5 years? The data shows traffic is worsening. What's the actual ROI forecast here?
