Gaurs ka toh theek hai, but check the specific project. Completion record is not uniform across all their projects.
Plus, Gaurs ka maintenance charges thoda zyada hota hai. Factor that in as well.
Mera bhi same experience tha 2 years ago. I was also confused between renting and buying. Eventually bought in Sector 16B. No regrets so far.
Check amenities completion before booking, I made that mistake. Swimming pool is still not functional after 3 years.
RERA registration number check karo properly. And visit the site multiple times. Don't just rely on the builder's promises.

Around 4500-5500 per sqft depending on the builder and the project.
I think it's a decent option if you're on a budget. But do your research properly before investing. Safety and connectivity are the main concerns.

Gaurs is a relatively better builder compared to others in Noida Extension. But still, do your due diligence.

2026 tak expect karo. But Noida mein timelines kabhi fix nahi hote lol.
Haan bhai, builder ne phir se date extend kar diya lol. Always add 2-3 years to any promised date.
Don't just look at Sector 2. Sector 16B and 3 bhi check karo. Slightly better developed and closer to the main road.

I bought a flat in Sector 2 three years ago. Price appreciation toh hui hai, but not as much as I expected. Connectivity is still a problem. Metro is still far away.

Bhai, Sector 2 is still developing. Safety wise, it's okay, but not like a posh sector. Schools are decent. Investment wise, long term potential hai, but don't expect overnight returns. Rent se toh definitely better hai if you can afford it.
Safety is a concern at night, especially for women. I would suggest visiting the area at different times of the day before making a decision. Baaki, schools are average.
Exactly. Sector 16C (Crossing Republik) is much better in terms of safety. Slightly more expensive though.
U3 is right. Night mein toh auto bhi mushkil se milta hai. Connectivity ka issue hai thoda.
