Guys, I'm based in Dubai and thinking of investing in Sector 20. Heard it's central, but is the waterlogging problem serious during monsoon? Kya scene hai? Also, how's the resale market? I can't visit for site inspection, so need real opinions. Thinking rent vs buy, but will need a property manager. Investment potential kitna hai yaar? Change my mind if it's overrated. Batado please!

Sector 20 is a mixed bag, tbh. Good location, but lots of problems. Do your research, talk to people, and don't rush into anything. Good luck!
So, @U1, what are you leaning towards now? Still thinking Sector 20, or have you changed your mind?
Thanks everyone for the honest opinions! Seems like Sector 20 has its pros and cons. Gonna do some more research on Sector 75 and 150. Appreciate the help!
Smart move, U1. Sector 75 is definitely worth a look. Just be careful with the builders there too! All the best!
Don't just look at the location. Consider the building quality, the amenities, and the maintenance charges. These things matter in the long run.
Personally, I think Sector 20 is overrated. It's old, congested, and the infrastructure is crumbling. There are better options available in Noida extension.
New metro line coming up in Noida extension. That might be a better investment opportunity. Sector 20 is already saturated.
Rising property rates are a concern everywhere. But Sector 20 is already pretty high. Consider the cost-benefit ratio carefully. Maybe a newer sector with more potential for growth is a better bet.
My advice: visit Noida before investing. Pictures and videos can be deceiving. See the waterlogging for yourself. Talk to residents. Get a feel for the area.
I've been renting in Sector 20 for two years. Location is great for my office. But I wouldn't buy here. The property taxes are high, and the maintenance is terrible. I'm looking at Sector 137 now.
Check the RERA registration number before investing in any project. Many builders promise a lot but deliver nothing. Don't get fooled by fancy brochures.
Possession status kya hai? If it's under construction, be very careful. Delays are common. And check the builder's track record on RERA website.
Haan, possession mila kya kisi ko, ya phir builder ne phir se date extend kar diya lol
Exactly! RERA website is your best friend. Don't trust what the builder tells you.
Sector 20 is good for rental income, especially if you target bachelors and young professionals. But for capital appreciation, look elsewhere. Sector 150 is booming right now.
Sector 20 is central, that's the main draw. Metro connectivity is good. But yeah, waterlogging is a concern. Resale market is okay, but not booming. Compare it to other sectors like 75 or 78 before you decide.
Bhai, Sector 20 mein property lena is like gambling. Location achha hai, but the risks are high. Waterlogging, traffic, poor maintenance... think carefully.
What's your budget? That's the most important thing. Sector 20 is expensive. For the same price, you might get a bigger, newer property in a less central, but equally good location.
Sector 20 se Dubai? Big move! Waterlogging is a problem, especially near the main market. Resale is decent, but depends on the building. Investment potential... depends on what you're looking for. Rent vs buy, tough call. Kisi property manager se baat kar lo, they know the ground reality.
Overrated? Maybe a little. Location is prime, but the infrastructure hasn't kept up. Waterlogging is real, bhai. And traffic... oh my god, the traffic! Consider sectors further down the line, maybe?
Kya chahiye aapko? Rental income? Capital appreciation? Sector 20 is good for rentals, lots of working professionals. But capital appreciation might be better elsewhere. Also, which builder are you looking at? Some are notorious for delays.
I bought in Sector 20 five years ago. Prime location toh hai, but honestly, I regret it. Waterlogging is a nightmare every monsoon. And the noise! Constant construction and traffic. Resale value hasn't been as good as I hoped.
Which building are you in, U4? Maybe it depends on the specific project?
Exactly! Mera bhi same experience tha 2 years ago. Location is good on paper, but reality is different. Should have gone for Sector 93.
