Sector 21 mein price itna high kyun hai? I'm in a 2BHK already, thinking of upgrading. But is the price jump to a 3BHK worth it? Metro connectivity achi hai, but are facilities up to par? Already have a home loan, so EMI bhi dekhni hai. What do you think?

Totally agree yaar, location ka premium hai. But honestly, I'd rather invest in a smaller place in a better location than a bigger place far away.
Check amenities completion before booking, I made that mistake in Sector 75. Gym is still 'under construction' after 2 years!
Don't forget to factor in the cost of interior design and furniture! Upgrade karne mein bahut kharcha hota hai.
Sector 21 metro station is a big plus point though. Makes commuting to Delhi and Gurgaon much easier.

I think Sector 21 is justified, especially if you need to be close to Delhi. Sector 150 ka avg rate 7k/sqft hai abhi, but it's a totally different vibe.

Don't just look at the price per sqft. Check the carpet area. Some builders are notorious for inflating the super area.
Carpet area is key! Builder ne phir se date extend kar diya lol, so I'm getting my money back and looking elsewhere.

Bhai, Sector 21 ka location prime hai. Close to DND, Delhi bhi easy access hai. But facilities wise, it depends on the society. Which one are you looking at?
Exactly. Location ka premium hai. Plus, developed sector hai compared to, say, 150. But maintenance charges bhi high honge.

Overrated, I think. You're paying for the location, not necessarily for the quality of construction or facilities. Sector 75 might offer better value for money.
Sector 75 is far though, right? Sector 21 is much more central.
Agree with U5. Sector 75 mein newer constructions hai, so amenities might be better. But connectivity is the key difference.
