Sector 22, Yamuna Expressway - sahi hai ya overrated?

Guys, I'm finally fed up of renting. 10 saal rent waste kiya! Thinking of buying near Yamuna Expressway, Sector 22. What's the real deal there? Metro connectivity kaisi hai, especially last mile? And water supply ka kya scene hai? Suna hai tanker dependency hai. Investment potential bhi batao, 3-5 saal mein kuch return milega? Mujhe advice chahiye, EMI vs rent math karna hai.
