Visited a JMD Property Bazaar project in Sector 22A last weekend, trying to find a 3BHK for my growing family. My wife's priority is a safe neighborhood for the kids. Everyone glorifies negotiating, but honestly, how much can you *actually* knock off a ₹1.2 Cr flat here? Builders seem so rigid. Okay I'll say what no one says: the "all-in" cost is never final. What hidden charges hit you at possession, beyond stamp duty or PLC? Trying to budget properly. Change my mind, but I feel like there's always a surprise.

Totally agree yaar! Builder log hamesha kuch na kuch nikal hi dete hain at the last moment. Yeh hidden charges toh common ho gaya hai. Mujhe bhi Sector 22A mein interest hai but this is a big worry.
