Sector 24 Noida -- resale flat check, am I missing something?

Been seeing so many resale flats in Sector 24. The prices seem high, honestly. I'm wondering if it's justified given the metro connectivity advantage. My office is in Delhi, so that's a big plus. But are there hidden costs I'm not seeing? Heard maintenance is expensive and the RWA can be a pain. Also, how's the water situation really? Should I even consider a resale or just look at new constructions elsewhere? What do you all think?
