Sector 25 Dwarka prices are pure fantasy

Why are Sector 25 Dwarka property prices so inflated, yaar? I work in real estate, but even I'm shocked. Builders like DLF are quoting ₹2.5Cr+ for a 3BHK, but the resale market seems dead. Kya ROI milega? Log bolte hain UER-II aur Metro Phase IV se bohot appreciation aayega, par actual ground reality kya hai? Kisi ne recently yahan kuch becha hai? What's the real negotiation room, not the brochure fantasy? Need honest opinions.
