Sector 25A Noida: Good investment or just hype?

Visited a couple of office spaces in Sector 25A last week. Honestly not sure if the prices are justified, especially considering it's mostly commercial. Has anyone invested there recently? What kind of rental yield are people actually getting? My parents keep saying commercial ROI is better, but is it worth the risk considering the waterlogging issues during monsoon? Should I look elsewhere in Noida?
