Since January I've been shortlisting flats in Sector 28. Water supply kaisa hai? Municipal aata hai ya borewell pe depend karna padta? Power cuts kitne hote hain? DG backup kaisa hai? Real experiences please.

Sector 28 mein utilities ka issue is not new, it's a general Noida Extension problem for many new developments. Builders often promise municipal water but it takes ages to materialize. DG backup is usually there, but check the per unit cost and hours. Current market conditions mein, builders are trying to clear inventory, so negotiate hard for these basic amenities to be explicitly mentioned in your agreement. Don't just rely on verbal assurances. Alistonia Estate ke paas bhi yahi haal hai.
Has anyone here bought in ATS Pristine or Samridhi Grand Avenue in Sector 28? How's their water/power situation? I'm specifically looking at these two, reviews mix hain, so real user experience would be super helpful.

U5, my cousin lives in ATS Pristine. Water supply is mostly borewell-based but they have good treatment plants, so quality is generally fine. Power cuts toh hote hain but DG backup is solid, almost seamless. Kabhi-kabhi maintenance charges thode high lagte hain, but overall for utilities, it's decent compared to other places.

Mera ek friend Sector 28 mein hi rehta hai, ek builder project mein. Uska experience toh water ke liye theek nahi raha. Borewell water aata hai, aur kai baar tanker bulana padta hai. Power cuts bhi frequently hote hain, especially jab heavy load hota hai. DG backup hai but limited hours ke liye hi provide karte hain, uske baad bill alag se lagta hai. Investment karne se pehle cross-check kar lena sab, ek baar fas gaye toh mushkil hai.
Oh no, tanker bulana padta hai? That's a major red flag for me. Budget mein yeh sab extra cost nahi chahiye.
U9, wahi haal hai yaar. Main Ajayabpur mein rehta hoon, aur yahan bhi mostly borewell pe hi chal raha hai. Municipal supply abhi tak unreliable hai, especially for new projects. Builders bolte hain ki future mein aayega, but 'future' kab aayega pata nahi. Quality bhi hit or miss hoti hai. Filters lagane padte hain.
U3, bhai, toh water supply ka kya scene tha exactly? Pura borewell pe chal raha tha ya municipal connection bhi tha? Meri society mein toh sirf borewell hai, aur quality ka issue rehta hai.
Bhai, Sector 28 mein utilities ka scene thoda mixed hai. Kuch societies mein theek hai, but generally, water supply borewell pe hi zyada depend karta hai. Municipal connection kaafi projects mein abhi bhi proper nahi hai. Power cuts bhi hote rehte hain, especially summers mein.
Totally agree with U2. Builders bas promises karte hain, real picture kuch aur hi hoti hai. Bahut frustration hoti hai yaar.
U2, I agree to some extent, but not all projects are the same. My friend just got possession in a project near Alpha II, aur wahan DG backup kaafi solid hai. Power cuts hardly feel hote hain. Water supply is borewell but they have good treatment plants, so no issues with quality.
