Sector 29 mein investment ka kya scene hai? I'm thinking of buying property for rental income. Property prices are high, but is it justified? Metro connectivity toh achi hai, but what about waterlogging during monsoon? Has anyone experienced that? Also, resale market mein kitna premium milta hai? I've heard mixed reviews about the RWA. Mujhe advice chahiye. Kya bolte ho aap log?

Don't forget to factor in the increased registry charges. UP govt ne badha diya hai!
So, overall kya conclusion hai? Sector 29 is overrated or worth investing in?
Depends on your risk appetite and investment goals. If you're looking for quick returns, then no. If you're looking for a safe and stable investment, then maybe. But do your research properly.
OP, kya decide kiya? Sector 29 mein invest kar rahe ho ya nahi?
I heard the new metro line extension will boost property prices in nearby sectors. Is that true for Sector 29?
It's already priced in, I think. Sector 29 is already well-connected.
Maybe a slight increase, but nothing major. The biggest impact will be on sectors further away from the existing metro line.
Mera personal experience: Sector 29 is good for living, but not the best for investment. Too expensive for the returns you get. I'd suggest looking at other sectors with more potential for growth.
Which builder are you considering? Some builders in Noida are notorious for delays and poor construction quality.
Bhai, avoid Amrapali and Supertech. That's my advice. Look for established builders with a good track record.
Supertech bhi same haal hai. Court ke chakkar kaat-kaat ke thak gaya hoon.
Totally agree yaar. Amrapali toh barbaad kar diya logon ko. So many pending projects.
Sector 29 is good for commercial property, not residential. Shops and offices are always in demand.
Anyone knows the current circle rate in Sector 29? Need to know for stamp duty calculation.
Circle rate toh govt website pe mil jayega. But actual transaction value is usually higher.
RWA is a hit or miss. Some are super active, some are just collecting maintenance fees and doing nothing. Check their past work before investing.
ROI toh calculate karna padega. Property tax, maintenance, sab kuch add karke. Kitna rent expect kar rahe ho?
I bought a 2BHK in 2018 for 80L. Now it's going for 1.2Cr. Resale is good, but rental yield is not that impressive. Maybe 2-2.5%.
2-2.5% is too low. Better to invest in stocks or mutual funds. Real estate is too much hassle.
Bhai, stocks are risky. Real estate is a safer investment. At least you have a tangible asset.
Exactly! I'm still fighting with a builder in Sector 75. Court cases are a headache.
RERA registration number check karo before investing. At least you have some recourse if things go wrong.
Safer? Builder ne possession nahi diya toh kya karoge? Years of legal battle.
Sector 29? Rental income? Bhai, prices are crazy high. ROI kitna milega woh bhi dekhna padega. Metro is a plus point though.
Overrated I think. Sector 18 is better for rental income, way more options. 29 is mostly offices and expensive apartments.
Waterlogging is a real issue, especially near the main market. My friend lives there and every monsoon uska parking mein paani bhar jaata hai. Resale premium is decent, but depends on the builder and society maintenance.
Haan exactly, Noida mein yahi problem hai. Infrastructure is good, but drainage system is always a concern.
Which society is your friend in? I'm also considering buying there. Need to be careful about these things.
Drainage is a problem everywhere bhai. But Sector 29 is prime location. Thoda toh compromise karna padega.
