Schools nearby are decent, but getting admission is tough, especially for younger kids. Metro connectivity is good, no doubt. But is it worth the premium? Did anyone manage to get possession on time from their builder in Sector 29? I'm still waiting for my flat, and it's been delayed by over a year.

Brahmaputra Market area is good for food, but can get crowded and noisy. Also, parking can be a nightmare.

I bought a 3BHK there 5 years ago. Regret it now. Paid a premium, and the resale value hasn't increased as much as I expected. Maintenance charges are also very high.

Bhai, you've hit all the right points. Prices are definitely inflated. Rental yield is crap, 2-2.5% max. Waterlogging is a real issue near the nullah. Negotiate hard, there's definitely room.
I think Sector 29 is still a good bet long term. Location is prime, metro connectivity is excellent and it's relatively well maintained compared to other sectors. But yes, prices are high, so negotiate aggressively.
Agree with U3. Location matters. Look at the appreciation in the last 5 years. It's outperformed many other sectors in Noida.
But is that past performance a guarantee of future returns? That's the question.
