Sector 29 mein family ke liye safe hai kya? I'm thinking of buying here, fed up of rent yaar. Investment potential bhi batao. EMI vs rent, sahi rahega? What do you think?

Overall, Sector 29 is a decent place to live, especially for families. Just manage your expectations regarding ROI. Focus on the lifestyle benefits.
Also, check the distance to the nearest metro station. That can affect the resale value later.
Thanks for all the feedback guys! I'm looking at a resale flat near the community center. Builder is... (can't name them here). Will do my due diligence on RERA and all that.
Good luck with your search, U1! Hope you find the perfect place.
Just be extra careful with resale properties. Get a thorough inspection done.
So, U1, what's your final decision? Did you decide to buy in Sector 29?
Don't forget to check the RERA registration of the project, even if it's resale. Just to be safe.
U1, have you considered Sector 44? It's nearby and might have better investment potential.
I used to live in Sector 29. It's a good place to raise a family, very safe. But ROI wise... not the best. I'd suggest looking at other sectors if that's your priority.
Exactly U19, it's a lifestyle choice more than an investment.
Remember to factor in the cost of parking too. It can be quite significant in Sector 29.
Maintenance charges toh har jagah high hai yaar. That's the Noida story.
Sector 29 is mostly resale now, right? New projects are rare.
Correct. Mostly resale. So check the property thoroughly before you buy.
What's the average price per sq ft there these days? Anyone have a rough idea?
Last I checked, it was around 10-12k per sq ft for resale, depending on the condition and location within the sector.
Negotiate kar lena bhai. Market is a little slow right now.
Sector 29 is good for families, peaceful environment. But ROI... that's a gamble everywhere these days. Property prices are already high.
EMI vs rent will always be better in the long run if you plan to stay. Rent is just money down the drain. But check the builder reputation properly!
Exactly! Pehle builder ka track record dekho. Phir baad mein roge.
Which builder are you considering, U1? That's the most important question.
Haan, builder is key. I've heard mixed reviews about a few in that sector.
I bought a flat in Sector 29 five years ago. Peaceful area, but the maintenance charges are quite high. Something to keep in mind.

Safe toh hai bhai, but investment wise... depends on the property. Sector 29 is pretty established. ROI might be slower compared to developing sectors like 150 or 151. EMI vs rent depends on your financial situation, calculate karke dekh lo.
Totally agree with U2. Safe zaroor hai but don't expect crazy returns. It's more for the convenience and location.
