Hey everyone, I'm thinking of investing in Sector 29, Noida. What do you think about the investment potential there? Is it really as good as people say? I've heard property prices are already high. Has anyone experienced waterlogging issues during the monsoon? Also, how's the safety and security situation in Sector 29, especially at night? Is it a safe area for families? What about the social scene? Are there good community events or is it mostly just commercial activity? I'm looking for a place with a good neighborhood vibe. Any insights would be appreciated! Thanks!

The property prices are already very high. The returns might not be as good as you expect. Think carefully before investing.
Exactly! Market correction bhi ho sakta hai. Be careful!
I'd say do your research and compare prices in other sectors before making a decision. Don't just blindly follow the hype.
So, what did you decide? Are you still considering Sector 29 or have you changed your mind?
Overall, Sector 29 is a mixed bag. Great location, but overpriced and lacking in community spirit. Weigh the pros and cons carefully before investing.
The social scene is definitely lacking. Brahmaputra market is okay, but it's mostly just restaurants and bars. Not much in terms of community events or activities.
I'd say it's overhyped. There are better investment options in Noida if you look around. Sector 150, for example, has a lot of potential.
Sector 150 is far from everything, though. Depends on whether you like a quiet life.
Sector 150 has good greenery but the connectivity isn't great yet. Abhi toh construction chal raha hai.
I'm a tenant in Sector 29 and honestly, I'm looking to move out. Too expensive and not worth the rent. Buying here? I don't think so.
Sector 29 is good for those who want to be in the heart of Noida. But if you're looking for peace and quiet, look elsewhere.
One thing to consider is the upcoming Jewar airport. It might drive up property prices in the long run, even in Sector 29. But that's still a gamble.
I think it depends on your budget and what you're looking for. Sector 29 is convenient, but it's not for everyone. Consider your priorities carefully.
Don't forget about the metro connectivity. Sector 29 has good metro access, which is a big plus point for some people.
True, metro connectivity is a huge advantage. But parking at the metro station is a nightmare!
I bought a flat in Sector 29 five years ago. Back then, it was a good deal. Now? I wouldn't touch it with a ten-foot pole. Prices are inflated.
U14, kitne mein liya tha aapne tab? What's the current market rate for a similar property?
Safety is okay, I guess. But there are better options. For example, Sector 93A is much safer and has a better community. Also, close to Pari Chowk if you need to travel to Greater Noida.
Sector 93A is good, but it's far from the city center. Depends on your priorities.
Plus 93A mein builder ka track record check karna. Some have serious delays.
Has anyone checked the RERA registration for the project you're considering? That's the first thing you should do! Don't just blindly invest.
Good point, U19. RERA number is crucial. Also, check the builder's history.
RERA website is your best friend. Use it!
Don't fall for the hype, my friend. Sector 29 is all about location, location, location. But that comes at a cost. Think long and hard about whether it's worth it.
I invested in a commercial property in Sector 29 a few years ago. Returns have been good, but residential? I'm not so sure. It's noisy and crowded.
Commercial is different. Residential needs peace of mind. Sector 29 doesn't offer that.
U8, what kind of returns are we talking about? Just curious. Percentage mein batao.
Waterlogging? Yes, definitely. Last monsoon, my friend's car got stuck near the metro station. Be careful where you park during rains.
Exactly! Noida mein yahi problem hai. Infrastructure is not keeping up with the development.
Which phase of Sector 29 are you talking about? Phase 1, 2, or 3?
Sector 29? Overhyped, I think. Prices are crazy high for what you get. Waterlogging IS an issue in some pockets, especially near the nala behind the market. Safety is generally okay, but I wouldn't walk alone late at night.
I agree with U1. It's a prime location, no doubt, but the price doesn't justify the value. Have you considered Sector 37? Might get more for your money there.
Bhai, Sector 29 is all commercial. Social scene is practically zero. Unless you enjoy hanging out in Brahmaputra Market every weekend. For families, I'd say look elsewhere. Have you considered Sector 47 or 50? Much better community vibes there.
Sector 50 is good, but the property prices are also rising there. It's getting expensive now.
Totally agree U3. Sector 29 is great for office space, not for living. I lived there for a year and hated it. Shifting to Sector 75 soon!
U3, I heard Sector 47 mein bhi parking ka issue hai? Is that true?
