Sector 2B Ghaziabad: Is the hype *really* justified?

My lease ends in 3 months and I'm seriously fed up of renting. Everyone glorifies Sector 2B, Ghaziabad, for investment potential and connectivity, but nobody talks about the actual ground reality. People are paying ₹70L+ for a 2BHK there, claiming great ROI. But is that price justified? Or are we just falling for the Delhi-Meerut Expressway hype? What's daily life *really* like? Is the water supply consistent, ya phir borewell pe depend karna padta hai? I'm worried about maintenance charges and hidden costs. Should I even consider it, or look at something more established like Indirapuram, even if prices are higher? Disagree? Tell me why.
