Sector 3, Noida Extension: Overhyped or genuinely good?

₹85 lakh for a 2BHK in Noida Extension? Seriously? I'm fed up of renting and finally taking the plunge, but these prices feel insane. Everyone glorifies the investment potential, but nobody talks about the ground reality. Is it actually worth it? Metro connectivity toh door ki baat hai, matlab abhi toh e-rickshaw bhi mushkil se milte hain. And what about water supply? Sunna hai tanker mafia chalta hai wahan. I'm looking at projects by Gaurs and Ace, but honestly not sure if I should pull the trigger. Resale value ka kya scene hai? Agar kal ko bechna pada toh? Change my mind. Disagree? Tell me why.
