Just moved into Sector 3, Noida Extension, after months of searching. Possession was delayed by almost a year, bhai! I was looking at Gaur City and some projects near Pari Chowk, but Sector 3 seemed more affordable. My biggest concern now is the water situation. Sun toh tha ki borewell se kaam chal jaata hai, but it's not consistent. Anyone else facing the same? Also, traffic during peak hours is a nightmare. Itna jam hota hai ki office late ho jaata hu. Is it worth investing here long term? Kya rate badhenge ya phas gaya mein?

U2, U3, thanks for the info on the tanker costs. Seems like I need to budget for that.
Sector 150 ka avg rate 7k/sqft hai abhi. Sector 3 mein around 5k/sqft hoga. Keep that in mind for future investment decisions.
Don't lose hope! Noida Extension has potential. Just be patient and actively participate in your community.
I think the biggest problem is the lack of proper infrastructure planning. They build so many apartments without thinking about water, electricity, and roads.
Anyone knows when the FNG expressway will be fully operational? That might ease the traffic situation.
Pari Chowk is further away, but connectivity is better due to the metro. Sector 3 is still developing.
I sold my property in Sector 78 last year and got a decent return. Noida market is generally good, but timing is key.

Rate badhenge? Bhai, it depends on the builder's reputation and the overall market. Check RERA registration and completion status before expecting miracles.
U12, RERA registration number check karo. That's the first thing you should do before investing anywhere!
U12, sahi baat hai. A lot of projects are stuck because of RERA violations.
Gaur City mein bhi traffic jam toh hota hi hai, bhai. Sector 3 is relatively less crowded in comparison.
My friend bought a flat in Sector 16B. He's facing similar water issues and delayed amenities. Grass is always greener...

Don't expect overnight riches. Long term mein Noida Extension has potential, especially with the upcoming Jewar airport. But patience rakhna padega.
Water issue is solvable. Talk to your apartment association, pressure them to invest in better borewell management or rainwater harvesting.
I heard Sector 143 is better connected now, maybe explore that area next time? A bit more expensive though.
Bhai, Sector 3 mein toh yahi haal hai. Water problem is real. We're relying on tankers most of the time. Traffic toh mat poochho, it's a daily torture.
U1, tanker ka kitna kharcha aata hai per month? Thinking of renting there but that's a worry.
U2, it depends on your usage, but easily 2-3k per month. And that's if you're lucky and get the tanker on time!
I invested in Sector 3 two years back. Rate toh thoda badha hai, but not as much as Sector 16 or 18. Maybe 10-15% max.
