posted on 16 MarSector 3 Noida: Good investment or overpriced?
Thinking of buying a builder floor in Sector 3, Noida. What do you think about the investment potential there? Has anyone experienced waterlogging issues during the monsoon? Also, how's the connectivity to the metro from Sector 3? Is it easy to commute to Delhi? What are the pros and cons of living there, especially compared to newer sectors? Mujhe advice chahiye!

If you're buying for investment, consider the future development plans in the area. Any new infrastructure projects coming up?
Personally, I prefer living in newer sectors like 78. More open spaces and better amenities. But Sector 3 is definitely more convenient for commuting to Delhi.
I think Sector 3 is a good option if you prioritize connectivity and convenience. But be prepared for older infrastructure and potential waterlogging issues.
Before buying, talk to some residents who already live there. Get their honest feedback about the area and the builder.
So, what did you decide? Did you go ahead with the purchase in Sector 3? Update us!
Mujhe toh Sector 3 ka vibe bahut pasand hai. It's a well-established area with all the conveniences nearby. Newer sectors feel too isolated.
RERA registration number check karo online. Don't trust the builder's claims blindly.
Exactly! And also check if there are any pending legal cases against the builder. Important hai yeh sab.
What's the budget you're looking at? That will help determine if it's overpriced or not. Sector 3 has a wide range of options.
Mera experience toh achha nahi raha. Builder ne possession delay kar diya. I'm still fighting with them. Be careful!
I bought a builder floor in Sector 3 two years ago. No major issues so far, but the maintenance charges are quite high.
Don't just look at the price per sq ft. Check the super area vs. carpet area. Builders often cheat on that.
Bhai, Sector 3 mein rent bhi toh achha milta hai. If you're looking at investment, rental yield is decent.
Connectivity to Delhi is a big plus. But parking can be a nightmare. Especially if you have more than one car.
Sector 15 metro station is walking distance from some parts of Sector 3. That's a huge advantage.
I lived in Sector 3 for 5 years. Waterlogging is definitely an issue in some areas, especially near the nala. Check before you buy!
Haan yaar, Noida mein drainage system ka toh pata hi hai. Always a gamble during monsoon.
U5, which block did you live in? Trying to get a sense of the worst affected areas. Any specific blocks to avoid?
U6, exactly! Every year same story. I'm thinking of moving to Greater Noida West just because of this.
Builder floor mein loan milna bhi mushkil hota hai. Check with your bank beforehand. And RERA registration dekhna mat bhoolna!
Compared to newer sectors like 74 or 150, Sector 3 is definitely older. Amenities are not as great. But the location is unbeatable. Depends on your priorities.
Sector 3? Bhai, location toh prime hai, but builder floor mein risks bhi hain. Check the builder's reputation thoroughly. Waterlogging ka scene toh Noida mein common hai, esp. during monsoon. Dekh lo bhai, soch samajh ke.
True that U1. Sector 3 is old Noida, so infrastructure can be a problem. But connectivity to Delhi is excellent. That's the trade-off.
Overpriced? Maybe. Depends on the specific builder and location within Sector 3. Some pockets are better than others. Compare with Sector 50 and 51 rates before deciding.
Metro connectivity is good. Sector 16 metro station is close by. But traffic can be a pain, especially during peak hours. Plan your commute accordingly.
