Sector 3, Noida - what's your take? I'm looking at property there. Is it a good investment now? Connectivity to Delhi seems decent. Also, how's the safety situation, especially at night? Has anyone experienced any issues? What about waterlogging during the rains? Any thoughts or advice? Thanks!

Property rates are increasing everywhere, even in older sectors like Sector 3. So, if you're planning to buy, don't delay too much.
Sector 3 is a good option for those who want a central location and don't mind living in an older area. But do your research carefully and be aware of the potential issues.
So, OP, what did you decide? Did you invest in Sector 3 or did you look elsewhere?
Honestly, with the rising property rates, even Sector 3 seems expensive now! But yeah, location wise it's still a good option. Just be careful about the waterlogging and safety issues as others have mentioned.
Waterlogging is a serious issue! Check the drainage system carefully before investing. Also, check the building's construction quality. Many older buildings have seepage problems.
I think it depends on your priorities. If you want affordability and convenience, Sector 3 is a good option. If you want luxury and high appreciation, look elsewhere.
Mera dost ne abhi ek flat kharida hai Sector 3 mein. He seems happy with it. But he did a lot of research before buying. Don't rush into it.
Which project did your friend buy in?
RERA registration number zaroor check karna before investing. Don't trust the builder's promises blindly.
Don't just look at connectivity to Delhi. Think about connectivity within Noida itself. Sector 3 is well-connected to other parts of Noida via the metro and buses. That's a big advantage.
Safety is a subjective thing, yaar. Depends on which block you're in, what time you're out, etc. I've been living here for 10 years and haven't faced any major issues. But yeah, being cautious is always a good idea.
Anyone know the current circle rates in Sector 3? Thinking of selling my property there.
You can check on the UP Bhulekh website. It's usually updated there.
Sector 3 is a decent place to live, but don't expect it to be a high-growth investment. There are better options available if you're looking for quick returns.
Connectivity is good, especially if you work in Delhi. But yeah, safety can be an issue. I've heard of a few incidents. Maybe consider a gated community if safety is a priority?
Dekho, Sector 3 is a mature locality. You'll find everything you need – markets, hospitals, schools. But don't expect fancy amenities like in newer sectors. It's more about convenience and affordability. Investment potential is decent, but not spectacular.
What kind of property are you looking at? Apartment? Builder floor? That makes a big difference in Sector 3. Builder floors are generally cheaper, but can have legal issues. Apartment mein RERA check karna zaroori hai.
I bought a 2BHK in Sector 3 five years ago. Price appreciation has been okay, nothing crazy. Rent bhi theek-thaak mil jaata hai. But yeah, waterlogging during monsoon is a real headache.
Possession mila kya timely? Which builder was it?
Sector 3 is good for end-use, not for investment, in my opinion. Too old, too congested. Better to look at Yamuna Expressway area if you want good returns.
Sector 3? Hmm, mixed feelings. Connectivity to Delhi is definitely a plus point, especially with the metro nearby. But safety at night can be a concern, especially around the more isolated pockets. Have you visited the area late evening to get a feel of it?
I agree with U1. Sector 3 is old Noida. Connectivity acchi hai, but infra needs upgrade. Investment wise, maybe better options available in newer sectors like 150 or 151. What's your budget?
Bhai, Sector 3 mein toh waterlogging ka issue har saal hota hai. Last monsoon mein toh meri car doob gayi thi almost! Be careful about that.
Seriously? Which block? That's a major concern! I was thinking of renting there.
