Sector 31 mein property rates bahut high hai yaar. Is it actually worth it? Has anyone experienced the metro connectivity for daily commute to Delhi? How much time does it actually take? Also, what about the water supply situation? Sunne mein aaya hai tanker dependency rehti hai. Anyone facing that problem? Mujhe advice chahiye. Should I invest here or look elsewhere? Sector 31 is good for rental income also. Lots of working professionals looking for accommodation here.
Ultimately, it's a personal decision. Weigh the pros and cons carefully. Location is great, but water is a problem.

Don't forget to factor in the maintenance charges also. Sector 31 societies can be expensive to maintain.

Water supply is definitely an issue. Humare society mein tanker wale ka number save kar rakha hai! It's a hassle. But the location is unbeatable. Schools, hospitals, markets, everything is nearby.

Don't just look at Sector 31. Check Sector 44, 50, 51 also. Thoda sa dur hai, but you might find better deals.

Bhai, you're right. Rates are crazy high. Metro is good, but peak hours mein it's a sardine can. Water supply is a genuine concern. Check borewell availability in the society you're considering.
Worth it depends on your budget and priorities. Sector 31 is prime location, but Sector 7x and 150 offer more for less. Think long term.
Metro connectivity is the only saving grace. Otherwise, Sector 31 is living on its past glory. I commute to CP daily, takes me about 45 mins door to door, including walking time to the station.
45 mins is decent! Which station do you use? Noida City Centre or Golf Course?
U4, 45 mins is good if you get a seat! Otherwise, standing for that long everyday is a pain.
Yeah, and factor in the auto/rickshaw ride to your house also. Add another 15-20 mins easily.
