Sector 31's resale market: a harsh reality

Sector 31 — the property prices there are just something else. I'm in real estate, but buying for myself yahan is wild. Builders quote 1.5 Cr for a 3BHK independent floor, but resale mein koi buyer nahi milta at that. Matlab, what's the real scene for negotiation? Are these prices justified given the resale market isn't that strong?
