posted on 9 MarSector 32 Noida: Investment worthwhile? Connectivity?
Sector 32 mein property lene ka soch raha hu. What do you think about the investment potential there? Is it a good time to buy? Metro connectivity toh achi hai, but what about traffic during peak hours? Has anyone experienced issues with waterlogging during the monsoon? Which schools are good nearby? Mujhe advice chahiye. Is it better than investing in other sectors? Kya aap logon ko pata hai?

Don't forget to factor in the registry charges and other hidden costs.
U7, thanks for the comparison between 32, 44 and 46. Makes sense. I'm leaning towards 32 for the connectivity. Is it worth the higher price compared to the other two?
That depends on your priorities. If connectivity is key, then yes. If peace and quiet are more important, then maybe not.
Also, consider the future development plans for the area. Are there any new roads or infrastructure projects planned?
Talk to a local real estate agent. They'll have the most up-to-date information on prices and trends.
U7, I'm also considering sectors 44 and 46. Any thoughts on those?
44 and 46 are more residential and quieter than 32. Good for families. Less commercial activity though.
What about resale value in Sector 32?
Bhai, investment horizon kitna hai tera? Short term ya long term?
Check out some property portals for recent sales data in the area. That will give you an idea of current market rates.
Sector 32 is centrally located. That's a big advantage. But price points are relatively high.
Is it primarily residential or commercial?
Mix of both, but leaning towards commercial due to the metro station and offices nearby.
Compared to Sector 18, how does it fare?
Sector 18 is more established and has more amenities, but also more expensive. Sector 32 is a good middle ground.
I heard there are some new projects coming up. Any idea about their pricing?
Which other sectors are you considering? That might help in giving a better comparison.
Traffic during peak hours is a nightmare, especially if you are heading towards Delhi. Consider that.
U2, U3, U4, thanks for the info! Waterlogging ke liye, how can I check the specific area? Any specific resources?
You can talk to the residents of that area, or check local news reports from the monsoon season.
Rental yield kya mil raha hai Sector 32 mein these days?
I'm getting around 2.5-3% on my 2BHK. Could be better, honestly.

Sector 32 is a good option, especially for connectivity. Metro is a huge plus. Investment potential is decent, but depends on the specific property.
Peak hours mein traffic kaafi rehta hai around the metro station and near the commercial areas. Plan accordingly.
Waterlogging ka issue last year toh nahi tha, but previous years mein suna tha. Check the specific area you're interested in.
Schools nearby? DPS and Somerville are pretty good options. Also, a few decent international schools around.
I invested there a few years back. Rental income is pretty good, especially for 2BHK apartments. But property rates haven't appreciated as much as I expected.
