Spent the whole Sunday checking out options in Sector 32, Gurugram. Honestly, prices dekh ke I'm a bit shocked. Brokers 2BHK ke liye ₹1.8 Cr tak quote kar rahe hain. Meri budget toh ₹1.2-1.5 Cr thi. Is this justified for the area? Not sure if it's worth investing this much right now. What's the real ground reality for appreciation here in the next 3-5 years? Koi batao, should I stretch my budget or look elsewhere? Meri pehli property hai, thoda nervous hu.

Exactly, U9. Self-use hai toh comfort aur convenience dekho. Investment hai toh numbers pe focus karo. For self-use, sometimes stretching a bit for a better quality of life is worth it. But don't break the bank.

If you're okay with slightly older properties or co-op societies, you might find something within your budget in nearby sectors. Naya construction toh sab premium pe hi hai. Try checking out Baharampur Naya, you might get better value for money, though connectivity is an issue.
I was in the same boat last year. My budget was 1.4 Cr, but I really liked a project in Sector 32 extension, ended up stretching to 1.7 Cr. It was tough, took a bigger loan. Abhi tak toh regret nahi hai, but haan, initial months were stressful. If you think it's a good location for your family's needs and commute, then maybe stretching is okay, but don't go overboard.
Prices are definitely high but I'm not sure about the appreciation part. Gurugram market thoda saturated lag raha hai. Kya guarantee hai ki 3-5 saal mein return milega? Ya sirf bubble hai?

Totally understand the shock. 1.8 Cr for a 2BHK in Sector 32 is a lot. Have you considered looking towards areas like Badshahpur or even further down Airport Road? Thoda budget mein aa jayega wahan.
Bhai, you're not alone. Sector 32 is crazy expensive. Same story with me last month.
