Sector 33 mein schools toh achhe hain, but is it safe for the children? My wife's priority is safety. 3BHK chahiye tha, but prices are high. Is there waterlogging during the monsoon? Any tips on checking the RWA's effectiveness before buying? Hope someone can help.

Prices are crazy right now. I bought in 2018 for almost half the current rate. Maybe wait for a correction?
Correction toh door ki baat hai, bhai. With the new Jewar airport coming up, prices will only go up. Invest now, that's my advice.
Bhai, Sector 33 mein schools ke paas toh traffic bhi bahut rehta hai. Think about it. Maybe Sector 50 or 51 better rahega? Slightly less crowded.
RWA effectiveness is key! I didn't check properly and now regret it. Maintenance charges are high but services are crap. U1, definitely talk to residents before finalizing anything.
U3, how did you find out about the RWA issues after buying? What were the red flags you missed?
U4, mostly through other residents complaining about security lapses and poor upkeep of the common areas. Plus, the RWA meetings are a joke, no decisions get implemented.
U3, Exactly! RWA is a big headache. They promise the moon before you buy, then disappear. Transparency is zero.
U3 and U5, true that. In my society, the RWA is controlled by the builder's people. Complete scam.
Thanks guys, this is helpful. Will keep a close eye on this.
Sector 33 is generally good, but safety is a valid concern. Bache chote hain toh traffic dekhna padega. 3BHK rates are high everywhere yaar. Waterlogging ka issue toh thoda bohot har jagah hai Noida mein. RWA ke liye, go meet some residents directly, ask them about maintenance, security, etc.
