Sector 33 Noida: Overhyped prices for what it offers?

Sector 33 prices seem totally detached from reality. I'm seeing 12k+ sqft rates. Really? For that price, I expect zero waterlogging, but monsoons are a mess. Plus, the metro is overcrowded during peak hours; add 30 mins to your commute, easy. Everyone talks about connectivity, nobody mentions the actual travel time. The data shows ROI is questionable at these entry points. Change my mind.
