Sector 33A mein, it's all green space. Good for walks, sahi hai. But commute is a pain. Sector 33 metro is far, last mile connectivity is zero. Investment potential? Not sure about ROI. Has anyone else struggled with the distance to the metro? Am I missing something?

The connectivity issue is a valid concern. But the green space and peaceful environment are a big plus. It depends on your priorities.
I think 33A is a good long-term investment. Once the infrastructure improves, prices will definitely go up.
Anyone have any experience with the resale market in 33A? Is it easy to find buyers?

Be careful — some builders in that area have a history of delayed projects. Check their RERA registration and past projects carefully.
I invested in a commercial property in 33A a few years back. ROI has been decent, but residential might be different.

Honestly, I think Sector 33A is overhyped. Green spaces are nice, but convenience matters more.
Check amenities completion before booking, I made that mistake in Sector 150. They promised everything, delivered nothing.
Don't forget about the traffic on the Noida-Greater Noida Expressway. That can be a nightmare during rush hour.

Tough call. Rates are only going up, with the way things are. But do your due diligence.
I think prices will stabilize soon. The market can't sustain this crazy growth forever. Just my opinion though.

I disagree. I bought a flat there 2 years ago. Yes, the metro is a bit of a walk, but there are e-rickshaws available now. They're not always reliable, but they're there. Investment-wise, prices have gone up significantly since I bought.
E-rickshaws are a gamble, especially during peak hours. Plus, they overcharge like crazy!

Anyone know if there are any plans for a new metro line extension in that direction? That would solve everything.
There was talk of extending the Aqua line, but nothing concrete. Don't hold your breath.
Mera bhi same experience tha 2 years ago when I was looking. Ended up buying in Sector 76. Metro is right there!
What's the average rate per sq ft in 33A these days?
Depends on the project, but I've seen anything from 6k to 8k. Check Magicbricks for updated numbers.

Totally agree yaar! Sector 33 metro is a joke. Auto walas charge an arm and a leg. I've been saying this for months.
Bhai, you're not missing anything. 33A is great for living if you WFH or have your own car. Otherwise, bhool jao.
