Sector 34B buyers – what's the real deal on prices?

Honestly, I'm completely fed up with renting in Chandigarh, landlord just raised rent again. I'm finally taking the plunge and looking at buying in Sector 34B. For a 2BHK, I'm seeing prices around ₹75-85L. Is that justified for the area, or is there usually negotiation room? Also, what's daily life really like there? Specifically, the parking situation – is it a daily battle for residents? Trying to do the EMI vs rent math properly, but don't want surprises. Any insights would be super helpful!
