Sector 35 seems decent enough, but those maintenance charges! My kids have moved out, and I'm looking for a smaller place, something manageable, you know? But 3 rupees per sqft feels excessive. It's a big factor in my resale calculation. What do they even DO with all that money? Honestly not sure if it's worth it. Anyone living there feel they're getting their money's worth? Should I look elsewhere? What are they actually spending on?

Check if the RWA is properly registered. A lot of RWAs are just fronts for the builder to continue making money.
I think you should look at the overall picture. Is the location worth the price? Are the amenities important to you? If not, then look elsewhere.
Maybe consider renting for a while to see if you like the area before buying.

Yaar, Noida mein toh sab kuch expensive hai. But Sector 35 is still a prime location. Think about the appreciation potential.

3 rupees is standard in older sectors. They need that money for upkeep of older infrastructure. New sectors might be cheaper initially, but the infrastructure is also developing.

Eldeco is decent, but they are known for increasing maintenance charges after a few years. Read the fine print of your agreement carefully.
I sold my flat in Sector 37 last year because of the high maintenance charges. It was a relief! Now I live in Ghaziabad.

Sector 150 is far from everything. Sector 35 has better connectivity. But maintenance charges in 150 might be lower because the societies are newer.
Sector 150 is good if you want peace and quiet. But it's still developing. Public transport is limited.
Don't forget to factor in property tax as well. That's another expense that adds up.
My suggestion: negotiate with the RWA. Form a group of residents and demand transparency.
Honestly, Sector 35 is a good location. Metro connectivity is excellent. But yeah, maintenance charges are a pain. It's the Noida life, I guess.
I bought a flat in Sector 35 three years ago. Back then, it was 2 rupees. They keep increasing it every year! And the services haven't improved at all.
What amenities are they offering for that price? Do they have a clubhouse, swimming pool, gardens? If so, is everything well-maintained?
That's the key question. If the amenities are top-notch and well-maintained, maybe it's worth it. But if they're charging a premium for substandard facilities, then it's a ripoff.
RERA me complaint karo. If they are not providing services as promised, you can file a complaint.
Check the builder's reputation. Which builder is this? Some builders are notorious for overcharging on maintenance.

3 rupees? That's definitely on the higher side. I'm paying 2.5 in Sector 50, and even that feels like a loot. You need to demand a breakdown of expenses from the RWA.
Exactly! Breakdown maango bhai. They probably include things like gym maintenance, swimming pool cleaning, all that stuff you might not even use anymore.
Bhai, 3 rupees is nothing. Sector 75 mein toh 4 rupees chal raha hai! At least Sector 35 is well-connected.
