Sector 35 Noida: Investment or just a good place to live?

Sector 35 mein property dekh raha hu. I work in real estate, but buying for myself is different. Investment potential kya hai? Appreciation hoga bhi ya nahi in the next 3-5 years? Off the record batao. Rental demand kaisi hai? I know what builders don't tell you about ROI. And what about the actual living experience? Suna hai water supply ka issue rehta hai? Municipal water theek se aata hai ya tanker par depend karna padta hai? Electricity situation kaisi hai? Power cuts kitne hote hai din mein? Honestly not sure if it's worth the price tag. Any insights?
