Hi everyone, I'm thinking of buying a property in Sector 35, Noida. What do you think about the area for investment? Kya rates sahi hain? Has anyone experienced living there? Connectivity kaisi hai, especially to Delhi? I heard the metro is a bit far. Is it worth the investment considering the current property prices? Or should I consider other sectors? Mujhe advice chahiye. Thanks!

One thing to consider is the upcoming Jewar airport. It will definitely boost property prices in Noida in the long run.
Think long term. Noida is growing, and Sector 35 will benefit from that growth. But don't expect overnight returns.
If you're looking for a place to live, Sector 35 is decent. But for investment, there are better options.
Currently, the market is a bit slow. It might be a good time to negotiate a better deal.
Check the amenities completion before booking, I made that mistake. They promised a swimming pool and gym, still not ready after 3 years!

Mera bhi same experience tha 2 years ago. I was considering Sector 35, but ultimately went with Sector 44. Better connectivity and closer to my office.
Which builder are you looking at in Sector 35? Some builders are better than others.

I live in Sector 35, been here for 5 years. Connectivity is decent. Metro is a bit of a hassle, but the bus service is pretty good. DND is close by, so Delhi is easily accessible. But yes, traffic during peak hours is a pain.
Haan exactly, Noida mein yahi problem hai. Good location but traffic kills it!

Sector 35 is good, but have you considered Sector 78? Metro is closer, and the prices are comparable.
Property prices toh sab jagah hi badh rahe hain. Sector 35 is no exception. Dekho aapka budget kya hai, aur kya chahiye aapko.
I invested in a commercial property in Sector 35 a few years back. Returns are okay, not great. Rental yield is around 3-4%.

Rates wahi 6-7k per sq ft chal rahe hain. Investment horizon kya hai aapka? Short term mein toh mujhe nahi lagta kuch zyada return milega.
