Sector 35 Noida is overrated, especially the property prices

My parents keep pushing me to buy in Sector 35, Noida. They say it's central and established. But honestly, the property prices seem crazy high for what you get. I'm seeing 3BHKs quoted at rates similar to Sector 44, which feels way nicer. Is it just me, or is the 'location advantage' overhyped? Metro connectivity is okay-ish, but last-mile connectivity ke liye auto lena padta hai. I'm also worried about waterlogging during monsoon. Anyone living there facing this issue? Renting seems smarter, tbh, but then my parents keep saying 'ghar apna hi hota hai'. Ab samajh nahi aa raha. Any tips on negotiating prices in that area? Is there any room for price reduction? Hope someone can share their experience.
