Fed up of renting and Sector 35 seems affordable, but is it *really* that great for families? Everyone talks about the central location, but schools are distant, right? Plus, I've heard water supply can be erratic. Honestly not sure if the slightly lower property prices are worth the hassle. Maybe I'm missing something? Convince me it's not just hype before I sink my savings into it. Disagree? Tell me why.

Thanks, everyone! This is really helpful. Looks like I need to seriously reconsider Sector 35. Maybe focus on Sectors 7x or 137 instead.
Just a heads up: builder ne phir se date extend kar diya lol. Always factor in delays when buying in Noida.
Don't forget to factor in the cost of commuting kids to school if you choose Sector 35. That adds up!
I think Sector 35 is good if you're okay with compromises. If you prioritize family-friendly amenities, look elsewhere.
One thing that no one has mentioned is parking! Sector 35 has serious parking issues.

Honestly, Noida market is crazy right now. Prices are going up everywhere due to the new Jewar airport and upcoming infrastructure.
Mera bhi same experience tha 2 years ago. I was looking at Sector 35, but ended up buying in Sector 137. Schools were a priority for me.
Don't fall for the 'central location' trap. Unless you *really* need to be close to everything, better to look at sectors with better family amenities. Sector 7x, 11x are worth considering.
Bhai, Sector 35 ka property tax bhi toh compare karo. It's higher than some of the peripheral sectors.
I bought a flat in Sector 35 three years ago. No regrets. Connectivity to Delhi is unmatched. Office jana aasan hai. But family-wise, I can see your point. My kids are older now, so it's not a huge issue for me.
What's your budget? Maybe we can suggest alternatives. Sector 78 has decent options, and schools are closer.
Check out Supertech Cape Town in Sector 74. It's a bit further out, but the amenities are great for families.
Overrated? Maybe. But 'affordable' is relative. Compared to Sector 15A, it's a steal. But compared to Noida Extension, it's expensive. Schools ARE an issue though, agree with you there.
Which builder are you looking at? That makes a BIG difference in Sector 35. Some are notorious for delays.

I lived in Sector 35 for 5 years. The connectivity is amazing, I have to say. But yeah, for kids, it's not ideal. You're constantly driving them around.
Paani ki problem toh har jagah hai, bro. Get a good RO system and you're sorted. But the school thing is a genuine concern.
Totally get your concerns! Sector 35 *is* centrally located, but it's not a family haven like, say, Sector 50. Schools are definitely a drive. Water issue toh Noida mein common hai yaar, but 35 might be worse.
Haan exactly, Noida mein yahi problem hai. Location achha hai, but basic amenities are lacking.
