Sector 35 Noida: Overrated or Actually Worth the Hype?

I work in real estate but Sector 35's prices seem high. Are they justified, off the record? I'm seeing decent resale options, but is the rental demand really there? Plus, what's the water supply actually like? Municipal water enough or tanker mafia?
