Sector 35 Noida: Upgrade worth it, or just hype?

Currently in a 2BHK in Sector 44. Thinking of upgrading to a 3BHK or maybe even a villa in Sector 35. The prices seem pretty high, tbh. Is the price jump worth it for Sector 35? Already have a home loan, so EMI will be a factor. Heard the water supply can be patchy – true hai kya? Also, how's the resale value if I need to sell later? Sector 35 residents, please share your experiences!
