Sector 35 premiums: real value or just builder profit?
My last investment in Sector 8x showed good ROI, but this time in Sector 35, builders ka attitude alag hai. Goyal Estate Agency aur baaki sab floor-rise premium aur PLC par bilkul move nahi karte. Base price par thodi negotiation ho bhi jaati hai, but yeh charges add karke total cost wahi pahunch jaati hai. ₹70L ke 3BHK mein bhi ₹5-7L upar se lag jaate hain. Is it even worth paying for a higher floor in Faridabad? Yaar, does anyone actually manage to negotiate these down? What's the real game plan here?

Totally agree! Yeh floor-rise aur PLC toh bas loot macha rakhi hai. I was checking out a project near Sector 35 and the base price felt okay, but once they added all these 'premiums', it shot up like crazy. Builder bolte hain ki views achhe milenge, amenities paas hongi, but ₹5-7L extra for that? Doesn't feel right for Faridabad.
