Sector 35 resale — my negotiation reality check
Sector 35 — been eyeing some resale 3BHKs there. I'm in real estate myself, so I know the builder games. But buying for myself, especially from Goyal Estate Agency listings, feels different. Does negotiation really have teeth in Faridabad's secondary market? For a 70L property, can you realistically knock off more than 2-3% without insulting them? Or is it all about the hidden charges they add later? Heard people getting better deals on direct builder projects, but I'm looking at resale. What's the real ground reality?

Totally understand your dilemma, OP. Resale negotiation is a beast. Bhai, 2-3% toh minimum lagta hai, but agar seller ko urgency hai, you can push for 5% too. Goyal Estate is known for having a bit of margin, but they also have good inventory. Hidden charges toh har jagah hain, so factor that in from day one.
Goyal Estate se deal karte time papers check karna bahut zaroori hai. Unke kuch listings mein issues hote hain, especially older ones
