Sector 35: What's the actual deal with essentials?

After 3 site visits to Sector 35 this month, I'm still weighing options for a 3BHK. I work in real estate, but buying for myself is different, you know? I'm looking at Puri Constructions and Adore RealTech projects there, around ₹1.2 Cr. I know what builders don't always tell you on paper. My biggest concerns are the practicals. What's the real ground reality for water supply? Is it municipal, or are folks relying on tankers a lot? And power cuts – are they frequent? Does DG backup cover everything? Also, traffic during peak hours towards Delhi side, is it a nightmare or manageable? Any off-the-record insights from actual residents would be super helpful.
