Sector 35 — planning to finally buy my first home here. Builders like Puri and BPTP have projects, but amenities ka kya haal hai? Water supply, power cuts, traffic congestion… are these major issues? My parents keep saying basic infra matters most. Kya actual residents ko daily struggle karna padta hai? Your real experiences please!

Overall, Sector 35 has potential, no doubt. But for a first-time buyer, the uncertainty about basic amenities is a huge stressor. My suggestion would be to look at projects that already have a significant number of families living there, even if it means paying a little premium. That way, you get a clearer picture of the daily life and actual issues, rather than just relying on future promises. Don't compromise on basic needs like water and power.
The market conditions in Faridabad are a bit tricky right now. While Sector 35 does offer good connectivity to Delhi via the FNG Expressway, the internal roads are still a mess. I heard Puri Amanvil has some issues with sewage treatment plants not being fully operational, leading to waterlogging during monsoons. Can anyone confirm this? It's a major health concern.
I booked in BPTP Parklands 3 years ago, still waiting for possession. Builder ne toh tareekh pe tareekh di hai. Amenities ki baat hi kya karein jab project hi complete nahi ho raha. Water pressure is low in the towers that are partly occupied, and power cuts are frequent. Plus, the approach road is still under construction, so traffic is a nightmare during school timings. So many societies are coming up, but infrastructure development is lagging far behind. My advice: check the RERA status and actual on-ground completion very carefully before you commit.
U9, be very careful with new launches, especially if previous phases are delayed. U3 is right, check RERA for the specific phase. Often, builders show a great sample flat and then deliver something completely different. I made the mistake of trusting the sales pitch for my flat in another sector, and now I'm paying EMIs without possession. Don't repeat my mistake, visit the actual site, talk to current residents if possible, and check the completion certificates.

Sahi baat hai! Mera friend bhi Puri Amanvil mein stuck hai. Same story, delays and half-baked amenities. Builder promises are just that, promises.

Dekho, 'struggle' toh nahi bolunga but haan, there are issues. Power cuts are mostly manageable with genset backup, but society maintenance charges are quite high for that. Traffic is bad during peak hours, especially on the main road leading to the sector. But connectivity to NHPC Chowk is decent.
Bhai, water supply ka issue hai. Specially summer mein bahut tension hoti hai. Tanker mangwana padta hai sometimes.
