Sector 37 ka civic infrastructure, especially monsoon mein, mujhe thoda tension de raha hai. I work in real estate, but for my own family home, I'm seeing things differently. Last year, I heard kuch areas mein waterlogging ka issue tha after heavy rain. Drainage systems kitne effective hain yahan? Also, garbage disposal aur general cleanliness ka kya scene hai? Builders toh glossy brochures dete hain, but residents ka actual experience kya hai? Has anyone faced major issues during baarish? Thinking of buying a 3BHK around ₹1.5 Cr, don't want a headache.

One builder showed me a beautiful site, but a local shopkeeper told me about severe waterlogging during heavy rains. They even showed me videos! Builders are only interested in sales. You really need to talk to existing residents, not just the sales team. For that budget, you should get proper infrastructure, not just promises. Did you check any specific societies?

Yes, exactly! My friend in New Chandigarh also warns me about this. Locals are the best source of info. Builders won't tell you the truth.

Yaar, you're not alone. I'm also looking in Sector 37 for a 2BHK and the waterlogging pics from last year scared me. My agent keeps saying 'it's a developing area, sab theek ho jayega', but ₹1.5 Cr is a huge investment to just hope for the best. Especially with the current market, I'm thinking twice.
Sahi baat hai. My cousin bought in Rasulpur, not Sector 37, but similar new development. First monsoon, they had water in their basement parking! So, this concern is very real.
Absolutely! Builders ki baaton pe bharosa karna mushkil hai. Ground reality kuch aur hoti hai.
