Sector 37 — I'm seriously considering a 3BHK flat here, but parking ka scene samajh nahi aa raha. Builder ne bola tha ek allocated spot milega, but site visit pe dekha toh sab jagah gaadiyan park ki hui thin. Matlab, visitors ke liye toh bilkul jagah nahi. My parents keep saying parking ek bada headache ban jaata hai. Jo log yahan rehte hain, how do you manage? Is it a daily battle to find a spot? Especially evening mein ya jab guests aate hain? Is this common in older sectors? Builder ka toh kehna hai 'adjust ho jaata hai', but I don't want to buy a headache. Any hidden costs for extra parking spaces? Ya fir societies mein RWA kaise handle karti hai yeh sab?

Builder ka brochure dekha tha? Usme parking ratio mention hota hai. Did they show you the approved building plan with marked parking spots? Sometimes they just draw it on a map for sales, not the actual approved layout.
RWA ka policy hota hai ki first come first serve basis for visitors, but that never works. People just park wherever they find space.
My society in Saini Majra initially had this problem. The RWA, once formed, had to implement a strict sticker system and designated visitor slots that residents couldn't use. It took months of arguments but finally worked. So, RWA can help, but it's a long battle. Ask about the RWA's current status and rules *before* buying.
Good point. Most builders don't even show the actual parking layout clearly. They just mark 'P' on the map and say 'allocated'.
I faced the exact same issue when looking for a flat in Manimajra two years back. The builder showed glossy brochures with ample space, but on site, it was a mess. We even checked the RERA documents for parking allocation per flat, and it was vaguely defined. Eventually, we dropped that project because the RWA wasn't even formed properly, and there was no clear plan for visitor parking. Don't fall for vague promises, get everything in writing.
Manimajra toh pura congested hai. Sector 37 might be a bit better but still old infrastructure, so parking will always be an issue.
Exactly! And RWA sometimes makes it worse, charging huge fines for wrong parking. What was your RWA's policy finally? Did they have a system in place?
Totally agree with the original poster. Parking is a nightmare, especially in older sectors like this. Builder ka 'adjust ho jaata hai' is such a red flag for me. It basically means 'good luck finding a spot after 7 PM'.
Even in Mullanpur Garibdass, new projects are struggling with this. They design for 1 car per flat, but families often have 2-3 now, leading to overflow parking on roadsides.
Haan bhai, evening mein toh gaadi nikalna bhi mushkil hota hai. Guests parking toh bhool hi jao. I’ve seen this issue in Rasulpur also.
