Sector 37C Sohna ka hype kuch zyada hi lag raha hai. I'm in real estate myself, but buying for my own family is a different ballgame. Considering Sector 37C, Sohna. Daily life wahan ka actual mein kaisa hai? Commute ke time traffic kitna rehta hai? Aur paani ki problem kitni hai, municipal supply reliable hai ya tanker pe depend karna padta hai? Honest opinions chahiye.

See, the potential is there, no doubt. But the ground reality is tough. My friend moved to a project nearby Baharampur Naya, and his daily commute to Cyber City is a nightmare, easily 1.5 hours one way. Water supply is municipal only sometimes, mostly tankers which add to the monthly expenses. Plus, basic things like grocery stores and schools are still far off. It's definitely a long-term play for investment, not for immediate comfortable family living. You need to weigh your priorities.
Anyone know about specific builders there? Like, what's the RERA status of projects like Godrej Nature Plus or Central Park Flower Valley? Possession dates reliable hain kya? Because if they keep delaying, then that 'reasonable' price becomes very expensive with rent payments.
I had friends who booked in both, and while RERA registrations are there, the ground reality of possession is always delayed. Builders often quote an earlier date to attract buyers. Always factor in an additional 6-12 months for any project in that belt, especially for municipal services to actually kick in properly. Don't fall for the initial dates.
Central Park Flower Valley ka bhi delays hain. Normal hai Sohna mein, unfortunately.
Godrej Nature Plus ka RERA status toh clear hai, but possession dates have been pushed multiple times. Check the RERA website for exact revised dates, don't rely on brochures.
But isn't it developing super fast? My agent says in 2-3 years it will be like a new Sector 65, with all amenities. And prices are still reasonable compared to properties near Airport Road. That's why I'm still considering it.

Sector 65 comparison is a huge stretch. That area had infrastructure first. Here, it's still catch-up. Current market conditions are also not helping new buyers, you need to be very careful.

Exactly what I heard! My colleague lives on Sohna Road and he said the main problem is the last mile connectivity to Sector 37C. Plus, the internal roads within the sector are not fully developed yet. Investment accha hai but daily life ke liye abhi time lagega, maybe 3-4 years minimum.

Totally agree on Badshahpur traffic. Killer! My daily commute from Sohna Road side is already a nightmare.
Sahi kaha OP, Sector 37C Sohna ka hype kuch zyada hi lag raha hai. Location toh theek hai, but connectivity aur infrastructure ka kya scene hai? Especially for daily commuters like me, that's a big worry.
